Terms of Service

These Terms of Service ('Terms') govern your use of the Baizu Hotels & Resorts website and our booking services. By accessing our website, browsing our suites, or completing a room booking, you agree to be bound by these Terms and all applicable laws and regulations of India.

Reservations can be made online through our website or via authorized travel agents. To book and stay at our hotel:

• Guests must be at least 18 years of age to book a room.
• A valid government-approved photo identity card (Aadhaar Card, Passport, or Driving License) is mandatory for check-in for all Indian residents. PAN cards are not accepted as proof of address.
• Foreign Guests: In compliance with Government of India regulations, foreign nationals must present a valid passport and entry visa at check-in. The submission of Form C to the Foreigners Regional Registration Office (FRRO) is mandatory.

All rates published on our website are subject to availability. Room rates are subject to applicable Goods and Services Tax (GST) as mandated by the Government of India (typically 12% to 18% based on room tariff slabs). Any change in government tax structures will be applied automatically to your final bill. Payments can be settled via Credit/Debit Cards, Net Banking, or UPI.

Our standard booking and cancellation rules are as follows:

• Standard Cancellation: Cancellations made at least 72 hours prior to the scheduled check-in time (14:00 local time) are eligible for a full refund, minus any standard bank transaction/payment gateway fees.
• Late Cancellations: Cancellations made within 72 hours of check-in, or no-shows, will be charged the equivalent of one night's room tariff plus taxes.
• Non-Refundable Booking Slabs: Certain promotional rates are marked as non-refundable. For these bookings, no refunds or date changes are permitted under any circumstances.

To ensure a serene and luxury experience for all visitors:

• Check-in and Check-out: Standard Check-in is from 14:00 onwards, and Check-out is by 11:00. Late check-outs may attract additional charges.
• No Smoking & Quiet Hours: Smoking is strictly prohibited inside the suites and common indoor areas. Designated outdoor smoking zones are provided. Quiet hours are observed from 22:00 to 07:00.
• Liability: Guests are liable for any physical damage caused to the room, furniture, or hotel property during their stay, which will be charged directly to their final bill.

These Terms and your relationship with Baizu Hotels & Resorts shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with bookings or stays shall be subject to the exclusive jurisdiction of the competent courts in Gangtok, Sikkim, India.
